Buy / Sell UM Tix Fall '26
Please use this thread if you have event tickets (Michigan athletics, concerts, etc.) to sell or are looking to buy. Individual posts outside the thread will be removed. We don't claim that this is better than MaizeTix, SeatGeek, etc. Just serving a demand. Go Blue!
****We've received reports in the past of scammers in these threads. Please be careful and do your due diligence. Consider asking seller for their UMich email, then write them asking for a Reply, to verify it's not a fake address.

Housing 2026-27 Housing Megathread
Questions, answers, and information about everything housing can go here. Please let me know if you see anything that needs to be updated or any new information that can be posted/linked to.
- Housing Survival Guide by u/fluffymoomin - PDF guide. Essential to avoid being scammed.
Listings:
Area Facebook Housing Groups - Facebook group list compiled by u/fluffymoomin - Groups are listed with descriptions as well as safety recommendations. Not all groups are moderated well, be careful regardless of the group, moderators are human. Do not pay money to post in any facebook group. It's a scam. The ones that ask for money are no different, or worse than the free ones. Any reply asking you to message or dm them is likely a scam.
UofM offical off-campus housing site - You can now sort by recently updated listings. You can post listings or as a person looking for housing/roomates. They charge for property listings, but offer free sublease listings. Also people simply post in the roommates section that they have a place they are looking to fill as well.
Ann Arbor off-campus housing - This was the site that uofm used as their official site until it was replaced with the site above. One of the biggest gripes I had with this version is that commercial properties were updated every day, so sorting by new was tedious to find new listings as a bunch of the same commercial properties would be "updated" each day to be at the top.
Zillow (ann arbor) - Zillow
Roomies.com - Roomies.com you can search for listings and roommates by location. Even though it's apparently a national site, enough people locally use it that it's worth taking a look at.
Apartments.com - Apartments.com
ICC Co-ops - Inter-Cooperative Council page for Co-op housing.
Craigslist Apartment search - Usually spammed by the same area complexes over and over, which is what made craigslist so hard to use and forced people to facebook. There are still some listings here though, it just takes some scrolling.
Resources:
UofM Housing site - UofM on campus focused housing (dorms etc)
UofM Resident Hall Association - UofM's Residence Hall Association Website -- UofM Student Government Resident Hall group.
UMICH Beyond the Diag - UofM off-campus housing site.
Uofm Student Legal Services - Housing - Uofm's Student Legal Services Housing Portal.
Washtenaw Community College Housing site - WCC Housing site with some resources and listings.
Washtenaw Housing Alliance Shared Housing Program - The program connects people who have extra space in their home in Washtenaw County with people looking for affordable housing, with support to help create safe and compatible matches. We work with both Home Providers (homeowners or renters with a spare room) and Home Seekers.
UofM Parking site - Information about permit, and free and commuter parking.
Ann Arbor VeryAPT guide - List of apartments in the area, over 200. The listed rents are low, at least 2-3 years old, maybe more, but gives a good overview of the entire area. Most comprehensive listing I've seen in a readable format. Only reason this isn't under listings is because all of the rents quoted are old and there are no links to the actual websites, just a form for contact email that goes who knows where. Use this to find places to look at more in depth, contact them directly on their actual websites.
VeryAPT Ross MBA 2026 guide - Specific and updated guide targeted at Ross MBA's.
VeryAPT Umich Med 2026 guide - Specific and updated guide targeted at UofM Medical community. (staff or students dunno).
Michigan Medicine Housing page - Michigan Medicine's housing page for incoming students.
UofM Wiki Housing Section - Short overview of each residence hall - current students please feel welcome to add more info!
Ann Arbor City report on Waitlists - Ann Arbor Renter's Commission report regarding waitlist and pre-tentancy fees.
By city ordinance I believe, private renters are supposed to have certificates of occupancy/rental permits from the city. You can search by address. (There will be lots of people who don't have this but it's something to check) *Ann Arbor building rental and inspection services
Ann Arbor renter permit system 1 - You need to look in both systems, the old and new as they are running concurrently.
Ann Arbor Renter permit system 2 - This is the newer system. In both systems you’re looking for permits that start w CR.
[/u/derplunker's permit search tool that searches both of the above permit systems] - (https://streamscape.rightspeed.workers.dev/) - https://www.reddit.com/r/AnnArbor/comments/1sxp68g/free_permithistory_lookup_for_any_ann_arbor/
Michigan Daily article about your rights as a tenant. Dec 6, 2023 - Dec 6 2023 informative article.
Ann Arbor Area Transportation Authority/TheRide (AATA) - The Ann Arbor transit system. Bus fares are free swiping your m-card.
Social media/community resources:
Ann Arbor subreddit - Ann Arbor based subreddit.
UofM student-run discord server - Lots of people here to ask questions, there's a housing channel among others.
Ann Arbor Community discord server - Ann Arbor based discord. Housing channel here as well.
Off Campus Housing Subleasing Recommendations and Guidelines - Subleasing specific FAQ maintained by Jordan Else, same as the general FAQ below.
FAQs about the U of M Off Campus Housing Market for Parents - Document maintained by Jordan Else, member of the Ann Arbor Renter's Commision and area landlord.
nobeal.com - An independant website talking about Beal properties in the region. Not a flattering review.

Remember to exercise caution when looking for housing. Lots of scammers out there. Check their main profiles if on facebook to see if they match the user who reached out to you. See if you can verify them anywhere else that they actually live in the area. Beware of people pushing you to send deposit money without showing you the place. Please refer to the PDF survival guide located at the top of the post. It can save you money and just as importantly time, not having waste time and effort to interact with scammers. Most instances of people telling you to message them as replies to your posts on facebook are scams. Make sure they have listings on the group, not just replies to people looking as comments like that can't be screened. Most legit people will contact you first and have a listing already in the group.
Remember never to give your uofm ID student ID number or a picture of your student ID to a 3rd party site for subleasing.
They can't even verify numbers are valid.
Disclosure could cause limited harm to individuals and/or the university with some risk of civil liability. May be subject to contractual agreements or regulatory compliance, or is individually identifiable, confidential, and/or proprietary.

Fall sublets will be uncommon. Most of the Winter sublets you've seen posted are people who failed to find a Fall-only sublet and are trying to recoup some of the un-used lease remaining. Be especially wary when searching for Fall-only sublets. Scammers count on people being desperate to bypass their warning senses. Some apartment complexes like Woodbury Gardens(2-15 and 21 month), and the complexes owned by Village Green(6 and 9 month) may offer shorter lease terms than 12 month. Be aware the shorter term leases will be more expensive per month. Mckinley Properties don't allow less than 12 month lease but they offer a early termination option which costs 2x monthly rent and requires a 60 day notice. This could be just as good as a shorter lease. I'd confirm it with the leasing office but this should be for all washtenaw county mckinley properties.
The Ann Arbor city bus line can make some affordable locations more practical. Your student ID lets you ride free. A short bus ride can be not too much worse than a medium/long walk. Beware some buses run more commonly than others
If there are any resource additions or corrections let me know.

Class Aerospace 481 Senior Capstone Has Ruined My Life
It’s now been two months, and I can safely say that my love life is in absolute fucking shambles. I’ve spent more time with a sweaty teammate who hasn’t showered in months than I have with women. I try to tell him that he needs to shower, but he refuses. God, he reeks.
Genuinely, how are we supposed to have a love life when my team lead forces us to down Monsters and prompt ChatGPT for answers, only to end up with a plane that looks like an utter fucking Chum Bucket because the “CAD guru” is high key stupid and built a dildo with wings on it.
Three of my seven teammates have now been dumped by their significant others since this class started, all saying, “We don’t hang out enough.” Genuinely, it’s my last semester of college, and I get no play and am living up to my Reddit name.
I’ve essentially been spending 30 hours and 300 dollars in tokens every week for the assignments. I just can’t wait for PDR where my grade gets lit to flames and am told “why didn’t you calculate the exact vibrations of your plane for the environmental impact”.

Academics - Other Topics System Design of a Search Engine course archive posted
The course will not be offered again, so Nicole Hamilton has posted a complete archive of her search engine course materials, including the lecture and lab recordings and slides, and all the assignments and other materials. If you missed your chance to take the course when it was offered, this is at least a chance to see the material and try some of the coding problems.

Academics - Other Topics [Need Opinions] Class Pass/Fail
So basically I bombed the first exam for this class back in September and for some god forsaken reason I didn’t think to drop the class. Fast forward now, I still feel like I can’t really connect with the class.
Now, I’m thinking about taking this class as a pass/fail. The thing is: I feel like this will look bad on my transcript. This is a history class which has no correlation to my major (business) and I just need the credits, but I still feel it’ll look bad. Maybe it’ll be less of a problem because I’m a freshman, I don’t know…
I’ve been stressing over this class and I am meeting with my advisor later this week to talk about it. Any other opinions would be appreciated.

Academics - Other Topics Any junior cs transfers who can relate to my struggle or give advice?
I am a first semester cc transfer at umich from oos. While most transfers come from universities, I have found quite a large gap in rigor already. I also have to cram all cs classes from freshmen year upto senior year in 5 semesters. Which includes multiple upper level eecs classes in the same semester. The thought of that keeps giving me nightmares. I ama lso in research+ consulting club and rushing itself put me bheind classes quite a bit.
I am not sure if I can even graduate in my major here. I am really considering transferring to an in state uni (uiuc) to save cost and get more credits accepted so i take less cs core classes altogether. Even a beginner cs class at umich seems quite hard for context. What helped you if you were in a similar siutation?

Degree Biochemistry (future Astrobiologist) - Looks like I can graduate a year early! How does this work with PhD applications?
Hi! I took a bunch of Chemistry classes concurrently. I'm a Sophomore now, but it looks like I am set to graduate my Junior year instead of my Senior year. I am looking to get a PhD in Astrobiology, my top choice is UW (Washington) and my second choice is Penn State, but I haven't looked into it much yet since I thought I had more time.
Before anyone says otherwise, YES, I am SURE that I want to graduate early. I don't care about the college experience. I'm a nontraditional student and have a family so that doesn't matter to me.
I really need help though because I don't know anything about the application process.

Miscellaneous Can i vote early in AA if i'm registered elsewhere in MI?
Posting this in case others are in the same situation. I’m from northern Michigan but won’t be in the state on Election Day. I’d love to vote early, but since I’m registered at my home address, it would mean a 16-hour round trip. Does anyone know if there’s a way to vote early in Ann Arbor this week?

Sports Michigan Football's Identity Crisis: Why Beck Has to Go
c.orgMichigan football is built on a foundation of power and tradition. Running it up the gut with strength. Respecting the blueprint that's worked for 147 years. But this season, that identity feels like it's slipping away.
I started a petition calling for the immediate removal of Jason Beck as our Offensive Coordinator. Here's the thing: we've got the nation's top-rated defense and capable quarterbacks. On paper, we should be competing for a playoff spot. Instead, we're watching play-calling that abandons what makes Michigan football *Michigan football*—constant East/West sweeps and option plays that just aren't working. The bread and butter plays that built this program are being left on the sideline, and real losses are piling up because of it.
This isn't about overreacting to a few bad games. It's about watching a program lose its way when the talent is clearly there. Michigan fans have always showed up, through the good and the bad. But we deserve to see our team play to its full potential. If this is frustrating you too—if you're watching the same losses and wondering why we're abandoning what works—consider signing and sharing the petition. What's your take? Does the playcalling feel like it's gone off the rails, or is there something I'm missing?

Housing Discussion (actual housing OFFERS belong on Megathread!) Sophomore Housing Better to wait?
I've been hearing so many horror stories about signing early. People falling out with peeps they meet in the fall and sign with only to hate them by Spring and are stuck with them the next year. Or crazy high prices now but massive discounts and signing bonuses on the same room if you wait till August. With Wolverine village open and all the new high rises there seems to be more availability. Is it better to sign now or wait?
